Since May, three new names have been announced for The Outlets at Montehiedra: Coach, Bath & Body Works and a standalone Texas Roadhouse. As of early October 2026, the mall's own website lists none of them as open. That doesn't mean anything has stalled. Urban Edge Properties, which owns the center, is replacing tenants as their spaces come free and is building new pad sites with drivers on PR-52 in mind. The smaller, everyday kind of opening has happened elsewhere this year, mostly in a short run of cafés along Avenida Winston Churchill.
The two kinds of change follow different logic, and that explains a lot about what reaches the neighborhood and when.

Urban Edge announced the Coach lease on July 30, 2026. The store will carry Coach's men's and women's clothing, leather goods and accessories, and the company gave no opening date and no lease terms. On its own news page, Urban Edge said only that Coach "aims to open later this year." That leaves less than three months of 2026, and the store page at Montehiedra still reads "Coming Soon."
Bath & Body Works is in a similar spot. The July 30 report called it a recent addition to the center. The mall's own listing still says "muy pronto." Until that page changes, it's safer to treat the store as arriving soon than to plan a trip around it.
The clearest explanation for the pace comes from Paul Schiffer, a senior vice president at Urban Edge, speaking about the Coach lease:
"Tenant changes create prime opportunities to bring fresh retail options to our shoppers."
He added that long-term leases limit how often space comes open, so each vacancy is a chance to respond to what shoppers want. The company described the Coach deal as part of a broader effort to refresh the property as spaces become available.
This kind of refresh has no grand reopening. Change happens only when a lease ends, so the store mix shifts gradually, and each announcement depends on a tenant leaving first. Anyone hoping for a particular brand at Montehiedra is really waiting for the right space to free up and for the owner to decide that brand is the best fit for it.
It also explains why announcements and openings are months apart. A lease signed in late July still has to go through build-out before the doors open, and the mall's "Coming Soon" pages sit in that gap.
The bigger new construction is happening outside the main building. In May 2026, Urban Edge started building two pad sites, which will add 9,102 square feet: 6,400 for Texas Roadhouse and 2,702 for a FirstBank branch. The company expects the two to create about 270 jobs.
Schiffer called a standalone Texas Roadhouse "a terrific destination restaurant" that "will draw new customers to the center," and said the FirstBank branch adds convenience for people visiting. Urban Edge's own numbers show who it's targeting. It describes the center as about six miles south of San Juan on PR-52, where roughly 125,000 vehicles a day pass that stretch of highway. A freestanding restaurant on a pad site is meant to catch some of that traffic.
The Montehiedra location will be Texas Roadhouse's third in Puerto Rico.
The opening date is still uncertain, and the reports disagree:
We haven't found a public update that settles which timeline still holds. The best-sourced statement is that the restaurant is under construction with an opening expected sometime between this fall and early 2027.
The new names are arriving around anchors that are already in place. Caribbean Cinemas runs a 14-screen complex at Montehiedra with Puerto Rico's first IMAX theater and 4DX. The restaurant lineup includes Chili's, Macaroni Grill, Cayo Caribe, IHOP and El Mesón.
Nothing in the 2026 coverage reported a change to the cinema or the existing restaurants. The new additions fit around them. Texas Roadhouse adds another sit-down option close to a movie complex, Coach and Bath & Body Works fill retail space as it opens up, and FirstBank adds an errand people can run on the same trip. The center's contact address is 9410 Ave. Los Romero, Suite 120, San Juan.
For people nearby, this means the familiar places are staying while new national brands are added. The mall is turning into a place to see a film, eat a full meal and pick up something at a known store, mostly from one parking lot.
The mall is adding big-box names on long timelines. This year's small, independent openings in Cupey have mostly been on Avenida Winston Churchill. Platea's June 22, 2026 roundup of restaurants new to Puerto Rico this year includes three on that avenue.
Platea doesn't give an exact opening day for any of them, only that they opened in 2026. All three are a different scale from the Montehiedra projects. None needed a pad site, a highway traffic count or a national leasing announcement. They're independent spaces open for breakfast, lunch and early evening, and Casa Cê serves wine later on.
That's why the two corridors work well together. Montehiedra is adding a destination restaurant and national retail on a schedule tied to lease cycles. Winston Churchill picked up three new places to sit down for coffee in the first half of the year with no wait at all.
One more project is coming to this part of Cupey. Tommy's Express has broken ground on its first car wash in Puerto Rico at Carr. PR-176, Km 1.4, San Juan, and is targeting a 2027 opening. Like the Texas Roadhouse and FirstBank pad sites, it's built around the car, and like them it's on a 2027 timeline.
So the near-term calendar looks like this. Coach is promised by the end of 2026. Bath & Body Works is still waiting for the mall to change its page. Texas Roadhouse lands somewhere between this fall and early 2027, with FirstBank on the early-2027 date. Tommy's Express follows in 2027. The Winston Churchill cafés are already open.
